Resident: set up UPI Autopay
Autopay collects your maintenance bill automatically each cycle, so you stop having to remember it. You authorise it once; each cycle's actual bill is then collected, up to a ceiling you set.
Enrolment is voluntary. Your society cannot require it, and you can cancel at any time from your own banking app without asking the committee.

What a mandate actually is
Three things worth understanding before you approve one:
The ceiling is a maximum, not an amount. You approve "up to ₹8,000 monthly"; only the actual bill is collected. If your bill is ₹5,400, that is what is debited.
You authenticate once, at setup. Later debits do not need your PIN, provided they are within the ceiling and the applicable rules.
You can cancel unilaterally, any time, from your banking or UPI app. The society cannot prevent it.
Setting it up
- Open /me/autopay.
- Choose your ceiling. Set it meaningfully above your normal bill but not absurdly so — the highest bill you expect in the next twelve months plus about 30% is a good rule. If your bill runs ₹5,000 and spikes to ₹7,500 in a repair quarter, a ₹10,000 ceiling is honest and sufficient.
- Choose the frequency (usually monthly).
- Approve the mandate in your UPI app with your PIN.
Too tight a ceiling and every quarter with a water adjustment fails. Too loose and you are granting more permission than you need.
What happens each cycle
- Your bank or UPI app sends a pre-debit notification, typically 24 hours before, with the amount and date.
- You can pause that particular debit from your UPI app if you want to — for example if you are disputing the bill.
- On the date, the actual bill amount is collected.
- Your receipt is issued.
Read the pre-debit notice. It is your check that the amount is what you expect.
Mandate states

If your mandate shows anything other than active and you did not intend it, set up a new one — do not assume your bill is being paid.
If a debit fails
Failures are routine: insufficient balance on the day, an account frozen for KYC, or you paused the debit after the pre-debit notice.
- You will be notified on the first failure, with the reason where available.
- The system usually retries once, a few days later.
- You can always pay manually through your bill that cycle. A failed mandate does not mean an unpaid bill — it means you pay it another way this month.
- Three consecutive failures usually means the mandate is dead. Cancel it and set up a new one.
You should not be charged a late fee for a mandate failure before you have been notified and given a reasonable window. Raise it with your treasurer if you are.
Pausing and cancelling
- Pause from the Autopay screen if you want a temporary stop.
- Cancel either here or from your own banking or UPI app. Cancellation from your bank always works and does not need the society's agreement.
Cancel your mandate as part of moving out. A mandate still running against a flat you no longer own is a real problem — add it to your move-out checklist.
Frequently asked questions
Can the society debit more than my bill? No. The ceiling is a maximum permission; only the actual billed amount is collected. A society collecting more than the billed amount is misusing the mandate.
Can my society make Autopay compulsory? No. Enrolment is voluntary, and tying any benefit or penalty to it is challengeable at the general body.
What if my maintenance bill goes above my ceiling? The debit fails. You pay that cycle manually and set up a new mandate with a higher ceiling.
Do I get told before each debit? Yes — your bank or UPI app sends a pre-debit notification, typically 24 hours ahead, and you can pause that debit.
