Resident: pay your maintenance bill online

Paying from your bill means the payment arrives already attached to your flat and the billing period — so a signed Cashfree confirmation can update the correct bill without the treasurer matching a bank entry by hand. Payment details are entered in Cashfree's hosted checkout, not in Plinth.

Before you start

  • Signed in with a claimed flat in your society
  • Your society has enabled online collection
  • A UPI app or netbanking

Paying a bill

  1. Open /me/pay or go to your bill from Billing.
  2. Check the amount and the period. The bill is itemised by head — maintenance, sinking fund, water, arrears, interest — so you can see what makes up the total.
  3. Tap Pay dues. Cashfree's hosted checkout opens.
  4. Choose UPI, card, or netbanking and complete the payment.
  5. Return to Plinth. The bill updates when the signed payment confirmation arrives.

Reading your bill status

If Plinth says it is still confirming the payment, wait before trying again. The checkout closing is not treated as proof of payment; only Cashfree's signed server confirmation can settle the bill.

Part payments

You can pay less than the full amount, and your society should accept it.

What matters is how it is applied. Most societies apply payments oldest-first, meaning your payment clears last quarter's arrears before the current month's bill. That is standard and defensible, but it means your current bill may still show a balance.

If the allocation is unclear, ask your committee for the society's written allocation policy — it should come from a general body resolution.

Overpayments

If you pay a round figure above the bill, the surplus should land in a visible advance balance and apply against your next cycle. Check it appears; if it does not, tell your treasurer rather than assuming.

When money is debited but the bill still shows unpaid

This is usually a lost confirmation between the bank and the society, not a lost payment.

  1. Do not pay again immediately. Duplicates are harder to unwind than a delayed confirmation.
  2. Save your UPI or bank reference number.
  3. Refresh the bill after a few minutes. If it is still pending, wait for the bank's final status.
  4. If it does not, send your treasurer the reference, amount, date and time.
  5. If the money was debited and never reached the society, raise it with your bank or through the UPI dispute process. The society cannot credit money it never received.

You should not be charged a late fee for a payment you made before the due date that settled after it. Raise it with the reference showing your payment time.

Paying outside the app

If you pay by direct bank transfer or cheque, tell your treasurer with the reference and your flat number so it can be recorded against your bill. Otherwise your ledger and the society's will disagree.

Never pay society maintenance to an individual's personal UPI or bank account — only to the society's own registered account. A message in a resident group with a "new payment number" is a well-established scam, and a payment to an individual is not a payment to the society.

Your receipt

Every payment gets a numbered receipt showing the society's details, your flat, the period, and the amount split by head. Keep them — you will need them at sale and for a no-dues certificate.

Frequently asked questions

Is there a charge for paying by UPI? Normally no. Card payments may carry a fee, which your society will disclose before you pay.

Can I pay part of my bill? Yes. It will usually be applied to your oldest outstanding amount first.

I paid but my bill still shows unpaid. What do I do? Keep your reference number, wait one working day for reconciliation, then send the treasurer the details. Avoid paying twice.

Do I have to pay if my flat is vacant? Yes. Liability attaches to the flat, not to occupancy.

Can I set up automatic payment? Yes, if your society has enabled it — see UPI Autopay.

What if I think my bill is wrong? Pay the part you do not dispute and query the rest in writing, asking for the head-by-head computation. Withholding the whole bill accrues interest on amounts you never disputed.
